End of tenancy cleaning checklist for Fife renters

Most deposit deductions in Fife are not about damage — they are about cleaning. Agents in Kirkcaldy, Dunfermline and St Andrews work from a check-out inventory, and they photograph the same handful of places every time. Work through this list and you remove almost all of the risk.
Before you start: read your check-in inventory
Your deposit is judged against the condition at check-in, allowing for fair wear and tear. Dig out the inventory report and photographs your agent issued at the start of the tenancy — that document is the standard you have to meet, not a magazine photo.
Under the Scottish tenancy deposit schemes, the landlord has to evidence any deduction. Clear before-and-after photos of your own are the cheapest insurance you can get.
Kitchen — where most deposits are lost
Oven, grill and hob including the inside of the door glass, shelves and trays. Degrease the extractor and replace the filter if it is a mesh one.
Pull out the fridge-freezer, defrost it, clean the seals, and leave it switched off with the door ajar if the property is empty.
Empty and wipe inside every cupboard and drawer, descale the sink and taps, and clean the washing machine drawer, filter and rubber seal.
Bathroom — limescale is not wear and tear
Fife's water is hard enough that limescale builds quickly on shower screens, taps and around the base of the toilet. Treat it with a proper descaler rather than scrubbing enamel.
Clean grout and silicone, extractor fan cover, and the underside of the toilet seat and hinges. Mould on sealant is a common deduction and is usually fixable with a bleach gel left to dwell.
Everywhere else
Skirtings, door frames, light switches, sockets and radiators — including the backs where dust collects.
Windows cleaned internally with sills, tracks and frames. Curtains and blinds dusted or washed if the inventory says they were clean.
Carpets vacuumed thoroughly, and professionally cleaned if the tenancy agreement requires it or if there are pet or traffic marks.
Clear the bins, remove all rubbish from the property, and empty the loft or shed if you have used it.
When to book a professional clean
A one-bed flat is a long day's work for two people if you want a genuine deposit-back finish; a three-bed house is more. If you are moving on the same weekend, the maths rarely works.
